Majority of the unit owners who were affected after the buildings of the Consunji-owned DMCI-UPDI condominiums were declared unsafe due to the earthquakes are still undecided whether to accept the developer’s offer of buyback, retain ownership or refund.
David M. Consunji-Urban Property Developers, Inc. (DMC-UPDI) are the developers of Ecoland 4000 Residences, Palmetto Place and Magallanes Residences while Verdon Parc was developed by David M. Consunji, Inc. Homes (DMCI Homes). Majority of these developments located in Davao City suffered major damages in last year’s earthquakes.
Department of Human Settlements and Urban Development (DHSUD 11) OIC regional director lawyer Miguel Palma Gil disclosed that all undecided unit owners are expected to make a decision on March 30.
“Sa sulat ni DMCI- UPDI their final offers and acceptance will be accepted only after until March 31. They made this pronouncement during our meeting on January 18 para ma-lift ang red-tagging on March 31,” Palma Gil said.
He added that the developer’s offer to the affected unit owners may be extended depending on the date of submission of the methodology on the repair, upgrading and retrofitting of the damaged buildings based on the current structural code.
According to Palma Gil, the methodology will be submitted by DMCI-UPDI and will be assessed by the structural engineer. It will be reviewed by the consultants of the chief building officials.
“Si Mayor Sara at Vice Mayor Baste ay very strict kaya kailangan talagang ma-review,” he said.
The Office of the City Building Official (OCBO) has red-tagged Ecoland 4000 and Magallanes Residences, meaning the buildings incurred major damages from the previous earthquake. Verdon and Palmetto were put under “yellow tag” status, which means the buildings only incurred damage in specific portions.
He also said majority of unit owners of Ecoland 4000, wherein one building has collapsed in October 31 earthquake last year, are considering the buyback offer of the developer. The owners already signed an agreement with DMCI-UPDI last February 12.
Palma Gil said his office is still waiting for the copy of the lists of owners of Verdon Parc and Magallanes Residences who want to buyback, stay, maintained the units or undecided.
“Ang wala pa nakahatag ug list si Verdon Parc. Si MagRes (Magallanes Residences) nag meet na sila and we will meet as soon as they tabulated na. Nagsabot nami na sa February 26 ang final submission kay i-report na nako sa taas,” Palma Gil said.
The Palmetto condominium in Ma-a, Davao City already provided him a copy of the list last Monday wherein most would want to avail the buy-back option, stay and some are still undecided and a few opted to file complaints.
Palma Gil added that his office is conducting inspections to the city’s buildings with the assistance of the OCBO for the past months to ensure buildings in Davao City are structurally sound.
