Median home price hits P3.46M in Q3 2025, BSP data show

The median price of residential properties sold in the Philippines reached ₱3.46 million in the third quarter of 2025, according to the Bangko Sentral ng Pilipinas’ Residential Property Price Index (RPPI).

BSP data showed the midpoint price of all housing units stood at P3,462,235 during the period. This was slightly below the median price of condominium units at P3,469,830 but higher than the median price of houses, which averaged P3,292,100.

Properties in the National Capital Region posted the highest median prices nationwide. The midway price of all residential units in Metro Manila reached P5 million, while houses recorded a median price of P7,365,600 and condominium units P4,719,518.

Outside the NCR, the median price of all housing types was placed at P3,383,524. Condominium units in these areas posted a median price of P3,405,940, while houses averaged P3,164,000.

In other parts of the country, the median home price stood at P2,840,134. Condominium units were priced higher at P3,973,897, while houses recorded a median price of P2,666,193.

For the Balance Greater Manila Area, the median price of all housing units reached P3,400,545, with condominium units at P3,405,870 and houses at P3,360,000.

Metro Cebu recorded a median home price of P3,596,633, with houses priced higher at P3,975,000 compared to condominium units at P3,452,900. Meanwhile, Metro Mindanao posted a median price of P3,230,927, with condominium units at P3,342,913 and houses at P2,989,385.

Residential property prices nationwide rose by 1.9% in the third quarter of 2025, marking the slowest pace of growth since the BSP began publishing the index in 2016.

By location, prices in the NCR led the increase with a 2.3% rise, while areas outside Metro Manila recorded a 1.6% growth. By housing type, house prices increased by 1.9%, while condominium unit prices rose by 1.4%.
