Davao skyline rises with Enclaves milestone

Davao City’s property market continues to show steady growth and optimism, with strong demand for residential spaces and increasing confidence in homegrown developments, even amid shifting political and economic conditions.

This positive outlook was reflected in the latest milestone of Escandor Development Corporation (ESDEVCO), which recently inaugurated Building E of Matina Enclaves in Davao City, marking the completion of the project’s mid-rise condominium development.

“Even though our city is facing challenges, there are still good news like this in the real estate sector,” said Glenn Escandor, president of ESDEVCO.

Gerald Kent Garces said the development has steadily progressed since it began in 2014, evolving into a five-building residential community over the years.

“Building E is the fifth building, which completes the 5-mid rise condominium development in the project’s master plan. An expansion of Matina Enclaves is likewise taking shape with the construction of a 27-storey residential condominium, situated on a 1.7 hectare property adjacent to Matina Enclaves,” Garces told Edge Davao.

He recalled that the project’s first building was completed and turned over in 2016, setting the foundation for what would become one of Davao’s notable mid-rise residential developments.

Garces emphasized that throughout the development, safety and structural integrity were prioritized, especially in light of past challenges such as earthquakes that prompted further design reassessments.

“Walang naging findings of any structural defects… and that was essentially key to our development thrust wherein as a local developer, we had to ensure that we will provide a development that can ensure the safety and secure the interest of our clients,” he said.

Even when timelines were affected, he said the company remained firm on protecting homeowners and maintaining quality standards.

Across its five buildings, Enclaves Residences now offers 1,100 residential units, with structures ranging from eight to 12 stories.

Garces said this gradual progression was intentional as part of the developer’s long-term vision.

“We just really wanted to establish credentials… from originally an 8-story, we’re able to complete a 12-story and now we’re actually undertaking a higher building,” he said, referring to their upcoming 27-story tower that will define the project’s second phase.

Beyond expansion, Garces highlighted the role of local expertise in shaping the development’s success.

“First of all, we take pride in being a local developer that is able to perform undertakings or big projects at par with national developers,” he said.

He added that the project’s workforce is largely Davao-based, reflecting how local talent continues to contribute to the city’s modern skyline.

“It’s basically a collaboration and a manifestation that local talents employed by a local developer can equally produce a project that Dabawenyos can proudly call their own,” he said.

As national developers continue to expand their presence in Davao, Garces said the success of Enclaves underscores the strength and competitiveness of local players in shaping the city’s growing real estate landscape.
