Local land developers in Davao City like Kisan Lu Lands Inc., Santos Land Development Corp. and Alsons Development and Investment Corp. do not feel threatened by their big competitors which are operating nationwide like Camella Homes, Filinvest, and the like.
“We don’t consider them to be threats to our business plainly because we are also proud to say we belong to big time land developers whose proposed projects compete with distinction compared to others–from location, concept, amenities, facilities and price. We deal with competition by offering honest information and affordable homes with agents armed with all marketing needs,” said Alberto Egot Jr., marketing manager of Kisan Lu.
Kisan Lu
Based in Davao City, Kisan Lu Lands Incorporated has completed 11 housing projects in different locations in Davao and General Santos City. Particularly in Davao City, Kisan Lu was the developer of NHA projects in Agdao, Ma-a, and Mamay in Buhangin, Alpha Executive Homes in Matina, Kadayawan Homes in Bangkal, and Gulfview Executive Homes.
Its new projects are Twin Palms in Ma-a, Amiya Resort Residences in Puan, Bambu Estate in Mintal and Santiago Villas in Catalunan Grande.
Occupying a total land area of about 61 hectares for both its newest high and low projects and proposing an extension of Amiya which is 60 has., Kisan Lu covers approximately 121 has. in Davao City. It has already offered huge land area for housing projects and has built thousands of houses both high and low end, Egot Jr. said.
“The concept of each of our project is already our selling point. “Twin Palms is the first balinese-themed community in the city located in Maa. AMIYA is a Thailand-inspired community with the exceptional amenities that set us apart from others. In Amiya, we are not directly selling a lot, because actually this is all about lifestyle and wellness. Where can you find a community in Davao that has Meditation Garden? A swimming pool that is considered the biggest pool in Mindanao?” he said.
In line with their company’s mission and vision that states “… to maintain the beauty and balance of nature” Egot Jr. said they have conceptualized BAMBU ESTATE in Mintal as ZEN type community. Here, “NATURE is preserved.”
Kisan Lu offers free house models as options and plans of lot owners, thus no need for architects. “The company is composed of the best think-tanks in the city from marketing, engineering and from the owners themselves,” he said.
Santos Land
Occupying 151.28 has. in Davao City, Santos Land is another local developer that never fears the emerging big players in the housing market. “They are our partners in the industry. We move in the same circle and it’s nice to be at peace with everyone. We compete with our own selves. Every time, we strive to produce much better products than what we already did,” Estela Aguilos, sales and marketing manager of Santos Land, said.
Santos Land had contributed PhP1.411 million in real estate taxes and PhP0.354 million in business permit fees in 2009. It had completed several housing projects in Davao City such as La Vista Monte in Diversion Road, Matina, Priscilla Estates and Cecilia Heights Phases 1 & 2 in Cabantian, Remedios Heights, Nova Tierra Village in Lanang, El Rio Vista in Bacaca, Ciudad de Esperanza in Buhangin, Tierra Verde and Vista Verde in Sasa and Hacienda Heights. They have on-going projects in Priscilla Estates in Cabantian and La Vista Monte in Matina.
Having best quality products and customer service as its selling points, Santos Land always focus on improving the quality of products and services, Aguilos said.
Alsons Dev
Are they threats? “No. We believe that everyone has a space in the market. And, we will just continue creating and delivering quality development projects with integrity,” Jolla Soriaga, Business Development Manager of Alsons Development and Investment Corporation.
The reputation and track record of their people and quality projects, according to Soriaga, are the selling points of their company; “Our values, sense of responsibility on the environment and our host communities where our projects are located,” she said.
Alsons Dev has occupied about 278 has. in Davao city with completed projects such as Ladislawa Garden Village in Buhangin, Woodridge Park and Las Terrazas in Ma-a, Northcrest in Cabantian and Buhangin, Fernwood in Toril, and Molave Homes in Indangan and Buhangin.
