Hacienda: DMCI’s answer to demand for the themed real estate development

Themed real estate development is the name of the game in Davao City these days, thanks to the consumer’s growing lifestyle demands commensurate with their much improved purchasing power.
“Themed real estate development has become fashionable because people want to invest in a community where they can have the lifestyle they want,” DMCI-Urban Property Developers, Inc area manager Leonora P. Gutierrez said.
DMCI is known for pioneering in the condominium business in the city at a time when everyone else thought that the city was not yet ready for condominium living.

Its first project was Ecoland 4000 located behind SM City in Ecoland, followed by the three-structure, 115-unit condominium complex known as the Magallanes Residences.
To respond to this emerging need among Dabawenyos, DMCI has started the development of the nine-hectare “Hacienda” in Catalunan Pequeno. The plan to develop the Consunji-owned land in the area was hatched several years ago but they waited for the development permit to be issued before going full blast on the project.
Unlike most real estate companies which have to factor in the purchase price of their property to the actual cost of their real estate projects, DMCI believes it can offer more affordable real estate development projects because it is developing its own property.
“The acquisition cost of the land is not an issue, so our product is more affordable even when it has sophisticated and high-class facilities that are comparable, sometimes even better, than the projects offered by other companies,” Gutierrez said, adding that while they keep an open market for their real estate development projects, the “Hacienda” is targeted towards Overseas Filipino Workers who have extra income to spend, businessmen and the working class who can afford the P20 thousand (or more) monthly amortization fee.
“Hacienda is a horizontal development which will start to offer lots only but will eventually offer house and lot packages to our customers,” she said. The lot sizes in this project will range from 150 to 300 plus square meters.
Hacienda will offer complete amenities which are in demand bythose who want themed living to include a clubhouse, swimming pool, basketball court, playground and a picnic area.
