Davao City has emerged as a top real estate destination in Mindanao due to its business-friendly environment, vibrant economy, strategic location, and strong law and order.
The city’s property sector, often referred to as the “sunshine industry,” continues to generate steady revenue and remains highly profitable.
The Chamber of Real Estate and Builders Association (CREBA) Davao Chapter, which represents the city’s leading real estate developers, builders, and stakeholders, stated that real estate remains a sunrise industry in Davao City.
CREBA Davao Chapter Chairman Diosdado Mahipus Sr. highlighted key indicators of growth, including 15 pending mid-range housing development applications at the Davao City Council.
Mahipus also noted that the Department of Human Settlements and Urban Development (DHSUD) and the National Housing Authority (NHA) are planning to sponsor housing projects in Davao City.
“These indicators tell us that the real estate industry in Davao City is far from its sunset phase. We are also looking at eight condominium developments in the city,” he said.
Booming Real Estate Developments in Davao City
Davao City’s real estate sector is thriving with numerous existing and upcoming developments, including:
- The two ongoing and two pending projects of Aeon Towers
- The ultra-luxury subdivision Elize Point Davao in Shrine Hills
- Damosa Land Inc.’s mixed-use development, Kahi Estates, along Libby Road in Puan

Prominent real estate investors have entered the scene, further driving the expansion of Davao City’s Central Business District (CBD).
The CBD serves as the city’s commercial and business hub, featuring retail spaces, office buildings, and, in larger cities, financial districts.
One of the most anticipated developments is Cebu Landmasters, Inc.’s (CLI) 23-hectare Davao Global Township (DGT) along MacArthur Highway in Matina.
The initial phase includes a condominium complex, a commercial area, and a cultural center, with a groundbreaking ceremony held on March 15, 2025.
DGT is designed as a world-class, fully integrated central business district that aligns with international standards.
The township is expected to foster a robust commercial ecosystem, positioning Davao City for unprecedented economic growth.
Davao City: A Township Haven
Davao City has gained a reputation as a “township haven” due to its extensive, integrated, mixed-use projects that balance residential and commercial life within master-planned communities.
Among the city’s key townships is the 11-hectare Davao Park District, located on the S.P. Dakudao Loop (formerly the Lanang Golf and Country Club). This development is shaping up to be the latest central business hub and a key center for IT and business process outsourcing (IT-BPO) in Mindanao.
The township also includes themed residential condominiums by Suntrust Properties, Inc., a wholly owned subsidiary of Megaworld.
Future establishments in the area will feature:
- A lifestyle mall
- Commercial and retail strips
- Open parks and a lagoon
- A school
Another landmark development is Azuela Cove, a joint township project by the Ayala and Alcantara groups in Lanang.
This waterfront development features The Residences, a high-end condominium complex offering scenic views of Davao Gulf and Samal Island.
Azuela Cove, Ayala Land’s premier mixed-use, master-planned waterside development, is emerging as one of the region’s most vibrant communities, seamlessly integrating residential, commercial, and leisure spaces.
Expanding Real Estate Beyond the City Center
The transformation of Davao City’s real estate landscape is not limited to the CBD.
Thriving residential communities are also rising in Tugbok District and Toril, offering affordable and sustainable housing options.
CREBA Davao Chapter President Jarvie Harlem Gantalao emphasized that infrastructure development plays a crucial role in attracting more real estate investors and stakeholders.
“We consider this a vibrant industry, and everyone is excited. It is a well-known fact that Davao City is one of the most livable cities in the Philippines and Asia. This continues to attract investors, especially those from the local real estate industry,” Mahipus said.
Gantalao also pointed out that Davao’s real estate market offers vast growth opportunities, driven by:
- Infrastructure development
- Sustainable practices
- Affordable housing projects
“We encourage stakeholders to capitalize on these opportunities, as they will contribute to the city’s economic prosperity,” he added.
Davao City: A Thriving Business Hub
With new establishments, malls, offices, BPO firms, and commercial spaces rapidly emerging across prime locations, Davao City is solidifying its status as the business hub of Southern Philippines.
These developments have not only reshaped the city’s skyline but have also infused Davao City with energy and dynamism, reflecting the vibrant Dabawenyo spirit.
